Bond Cleaning Checklist: What Perth Agents Expect

Getting your full bond back comes down to one thing: meeting the standard your property manager is inspecting against. Perth agents generally use the REIWA (Real Estate Institute of WA) condition report as their benchmark, which means "clean" isn't a feeling — it's a specific, room-by-room standard. Save or print this checklist, work through it before your final inspection, and you'll know exactly where you stand.

It's also the same room-by-room standard our vacate cleaning team works to on every end-of-lease job across Perth's southern suburbs — so if you'd rather leave the scrubbing to the professionals, you know exactly what you're paying for.

Common Inspection Fail Points

A handful of spots account for most of the bond disputes we see:

Oven and rangehood grease. This is the single biggest fail point — agents check inside the oven and behind the rangehood filter specifically, and surface wiping doesn't cut it.

Mould on silicone sealant. Bathroom sealant that's gone black or pink is treated as a maintenance issue by tenants but a cleanliness issue by agents — it needs to be actually treated, not just rinsed.

Carpet without a professional steam clean receipt. Many Perth leases specify professional carpet cleaning as a condition, and agents will ask for proof.

Dust in places you don't look. Top of door frames, ceiling fan blades, and behind appliances are classic inspection checkpoints that get missed in a DIY clean.

Window tracks. Built-up dirt in tracks and sills is one of the most common "looks fine from a distance" misses.

DIY vs. Professional Vacate Clean

A DIY vacate clean can work if you have a full day free, the right equipment (steam cleaner, oven degreaser, ladder for light fittings), and a condition report to check your work against as you go. Where it tends to fall short is the REIWA-standard detail — ovens, grout, and window tracks specifically — because what looks clean to a tenant and what passes an agent's inspection aren't always the same thing.

A professional vacate clean removes that risk. It's a fixed, known cost against a bond that could otherwise be partially withheld, and it's done to the standard agents are actually inspecting against — because that's the job, every time.
